Did you guys look inside? It is completely framed. Calling it half-way done is an exaggeration, but one any contractor will tell you. “Framing is the hard part”. Right…
The “original charm throughout” may be a bit optimistic, though – unless you count the fact that it looks like they reused some door frames, stairs and railing.
This is $400k+, NOT a teardown, and has a pending sale…

It looks like an Our Gang clubhouse on steroids. Even if they were to finish it out with siding, a roof, trim, Doors, windows, floors, etc I certainly wouldn’t want that pile of scrap underneath it all.
It even comes pre-”tagged” eliminating for you having to make the difficult choice of affiliating yourself with the Latin Kings or the MS-13 …

Interesting that it is near Volunteer park because it looks like it was built by a bunch of volunteers who know nothing about construction.
You guys just have no appreciation for…um…*squints at monitor, turns head sideways*…modern art.
We should buy it, throw a sheet of corrigated steel at it and relist it as a Gehry-inspired design.
Don’t forget the Chihuly chandelier! And a Calder-esque fire-engine-red-sort-of-vaguely-elephant-ish-looking sculpture out front.
How about keep it exactly how it is, and just hang a big Chihuly chandelier inside. Perfect!
What’s more shocking about this is that it’s actually a bargain. The comps for this neighborhood are around low 700′s to high 800′s.

Actually, if you look at the street view, it’s a really, really nice neighborhood.
Well it *was.* Until this thing went up (I can’t get myself to use the word “constructed”).
It’s a terrific, quiet, tree-lined neighborhood. The next block over is a street that is completely lined with large flowering cherry trees on both median strips – absolutely beautiful to walk under in the spring. A Tully’s coffee shop and a very nice restaurant are at the corner, about 150 feet away, where a trolley line goes that will take you directly downtown. An expensive part of Capitol Hill. This eyesore has been in this condition for well over a year.

By the way, I meant to add: It actually looks worse when you walk by than the photo shows. I think the reason they listed it now is that we’re entering windstorm season here in Seattle and they’re probably afraid it won’t survive until the “spring housing bounce”.
What has this site done to me? I looked at the location and realized I’m now familiar with what constitutes a good location in Seattle. I don’t even live in Washington State. Then I looked at the price and realized, “Hey, that’s not actually a bad price…” Looked at the interior and thought, “Okay, so it needs all the finishing work, but it’s completely framed…”
And I realized the darn thing is a bargain. It’s like I’ve contracted a disease, specific to viewing Seattle and San Fransisco listings on a regular basis, wherein the sane part of my brain dies immediately whenever I see the name of either city.
I then apply my “Outrageously overpriced location” logic and am happy with houses that look like THAT.
I need a drink.
